Camden’s Waterfront South Broadway Gateway Project to Transform Historic Corridor into Arts & Culture Destination

Camden, NJ — Camden FireWorks (CFW) and Heart of Camden (HOC) have announced the launch of the Waterfront South Broadway Gateway Project — a bold revitalization effort at the intersection of Broadway and Ferry Avenue that will redefine Camden’s cultural landscape. The project will transform a once-declining industrial corridor into a nationally recognized arts and culture hub, built on principles of equity, creativity, and community wealth-building.

Anchored by three interconnected investments — housing (Croft Mills), transportation (the Glassboro-Camden Line), and culture (the Broadway Gateway) — the initiative aligns with Camden’s citywide momentum championed by Mayor Victor Carstarphen. Together, these projects represent a renewed commitment to innovation, opportunity, and inclusive prosperity through strong public-private partnerships, green energy initiatives, and artistic excellence.

Project Highlights

Olsen Building Maker Space (1811 Broadway)
A historic three-story commercial property will be reimagined as:

  • Ground-floor retail space (tenant selected via RFP)

  • Rear pottery studio operated by Camden FireWorks

  • Three affordable artist studios on the top floor

  • ADA-accessible elevator, building systems upgrades, and a landscaped rear patio

Artisan Square (1744 Broadway)
A new mixed-use development will feature:

  • Street-level artist production and retail space

  • Affordable artist housing on upper floors

  • Off-street parking to meet zoning requirements

Public Art in the Commons
Through the Art in the Commons (AITC) program:

  • 10+ large-scale murals and 10+ banners will enliven streetscapes

  • Artworks will appear in parks, alleys, and business corridors

  • Local youth, artists, and elders will co-create installations

Economic and Community Impact

  • Job Creation: Over 30 construction and creative economy jobs, plus permanent roles in arts programming, retail, gallery operations, and building maintenance — with hiring prioritized for Camden residents.

  • Small Business Growth: Artist-owned enterprises supported through studio rentals, workshops, and market exposure.
